Principal Objective

The Investment Analyst works with the Vice President of Acquisitions & Asset Management, as well as their respective team to support departmental activities assigned, including: market and demographic research, presentation materials, due diligence, initial deal underwriting, and Buckingham Fund documentation. The Investment Analyst acts as a liaison between acquisitions, asset management, finance, legal and property management for assigned projects. Additionally, the Investment Analyst initiates industry relationships to gain insight into additional acquisition pursuit opportunities.

 

Requirements

Training/Education

  • College degree in Business, Real Estate or Finance; JD or MBA a plus

Experience/Skills

  • Preferred five years experience as a real estate business analyst or similar
  • Relevant Analysis, Finance Modeling experience required
  • Multi-family Real Estate investment experience highly preferred

Essential Functions

  • Independently source, analyze, assess, prepare presentation and gain Investment Committee approval for prospective investment opportunities
  • Prepare comprehensive presentation materials that include exhibits of deal merits, demographic analysis, market analysis and competitive product evaluation suitable for approval by supervisors
  • Conduct market research, as assigned, for potential acquisitions
  • Develop initial Pro Forma for new investments, including conceptual financial analysis, feasibility and modeling
  • Effectively collaborate with in-house property management leadership to evaluate achievable rent levels, expense comparable and expense estimates for investment opportunities being considered
  • Become knowledgeable with costs associated with investments, including physical construction costs, site investment costs, pre-investment costs and estimates through collaboration with CapEx and Buckingham Construction Services.
  • Research, analyze, and make recommendations as needed regarding real estate acquisitions, dispositions and other projects assigned
  • Prepare documentation for closing of various transactions when requested
  • Research and make recommendations for consultants, products, and business plans on active investment projects assigned to you
  • Prepare financing packages when requested
  • Analyze target markets for the Buckingham Fund as well as acquisition opportunities
  • Provide feedback on projects presented in Investment Committee as requested
  • Effectively communicate with brokers, lenders, prospective clients, housing agencies, government agencies, legal counsel as required to perform the above duties
  • Prepare reports, correspondence and other paperwork on a timely, professional and accurate basis
  • Ensure company policies, procedures and guidelines are complied with in a professional manner and are demonstrated in all oral and written communications
  • Provide support for the investment activities as directed
