We are looking for a talented Assistant Vice President of Investments to join our senior housing team in our Chicago Corporate Office!

 

As an integral and highly visible member of the Investment team, the Assistant Director’s primary responsibility will be to originate senior housing investment opportunities within the company’s target markets, and carry out underwriting, due diligence, market research, and finance-related activities. 

 

How you will contribute to our team:

  • Acquisition Due Diligence: You will use your expert negotiation and prospecting skills to coordinate multifamily originations through an existing network of owners, brokers and servicers.  You will manage due diligence on prospects, including but not limited to the legal, accounting, engineering and financial aspects of the potential deal.
  • Financial Modeling and Analysis: You will collaborate with the team to prepare and provide accurate financial models, projections and analysis on prospective property acquisitions to the Investment Committee. In addition, you will review appraisals, valuations and cash flow projections and assess the performance of potential and current properties.
  • Negotiation:  You will take the lead on negotiation of project debt, and assist in the underwriting, negotiating, and closing future senior housing investments, where opportunities warrant.
  • Strategy Development:  You will assist in the modeling of investment opportunities and make recommendations consistent with the Company's strategic goals as well as client-specific and general firm investment criteria.  This will include presenting opportunities to the acquisition team and Management Committee.
  • Market Analysis: You will maintain Waterton’s focus on the external market by performing detailed market/submarket surveys, and you will be responsible for the analysis of market conditions impacting acquisition and disposition opportunities. 
  • Relationship Management:  As one of our lead market-facing associates, you will cultivate current industry contacts and proactively build new relationships with external brokers and potential deal-sourcing networks. 
  • Overall:  You’ll be an excellent teammate who embraces the Waterton Way and helps create and deliver departmental and organizational goals, including sharing best practices on process improvement, refining and introducing new Standard Operating Procedures (SOP’s).

What our ideal candidate looks like:

  • You’ve “been there, done that”.  Our ideal candidate has a minimum of 3-5 years’ experience in senior housing acquisitions and dispositions.  They also have exposure to working with a mix of public and private investors. 
  • You have some credentials.  We require Bachelor’s Degree, preferably in Business Administration, Real Estate, Management or other relevant course of study.  An advanced degree is a huge plus!
  • One of your super powers is market knowledge.  You’ll have a network of owner and broker contacts, and you will demonstrate a thorough understanding of the real estate markets for senior housing.
  • Financial modeling is a strength.  You can easily navigate the financial aspects of a potential deal and translate it to key stakeholders in a compelling and effective manner.
  • You collaborate well.  You can easily demonstrate proof points on your ability to collaborate in a complex real estate setting, demonstrating the ability to add value for the greater good of the firm.
  • You’re a great communicator.  Highly adept at building relationships, you understand how to employ and navigate a variety of communication strategies to make an impact, achieve goals, and keep all key stakeholders informed throughout the process.
  • You’re entrepreneurial.  You are a creative go-getter who wants to challenge the status quo and meet aggressive investment goals while balancing a long-term view on market conditions and opportunities.
  • Technology is part of how you get it done.  You’d consider yourself an advanced user of Microsoft Office, especially Excel, Word and Outlook.
  • You get legal details.  You have a working knowledge of federal, state and local laws governing fair housing, employment law, purchase and sale agreements and other legal documents related to a real estate transaction.
  • You like change; you really like change.  You can easily adapt as the situation warrants, and you are able to focus on multiple deadlines and change as the demands and fast pace requires.  You also possess very strong project management skills, juggling big and small tasks alike.
  • You don’t mind travel.  This position requires extensive travel, sometimes with shorter than average notice.
