Top candidates for StoryBuilt Commercial Construction Project Manager position will have extensive experience in full life cycle construction project management, including budgeting, bidding, awarding contracts, managing the project construction team and guiding the project from start through close out. The ability and appetite to actively mentor team members is critical for success.

StoryBuilt is looking for talented individuals to be a part of the Dallas Division.  We are seeking industrious, self-starters with experience in all construction types who are skilled at implementing construction operations.  This position is responsible for the overall success of the projects and the goals of the company.  This position reports to the Dallas Division President.

 Primary Responsibilities:

  • Develop and sustain a complete knowledge of StoryBuilt's market sectors and typical project profiles, including major subcontractors, pricing, and competitive advantages.

  • Act as single point of accountability on assigned projects, tasked with timely delivery that meets project hard cost budget.

  • Develop achievable construction schedules with superintendent, meeting objectives of overall project schedule.

  • Create and manage hard cost construction budget. Utilize subcontractors as appropriate for budget development.

  • Provide early pricing feedback to design and development team.

  • Responsible for all precon services, including bidding/buyout/contracting. Facilitate value engineering process to meet project budget goal, if necessary.

  • Work with Superintendent to properly scope contracts and sequence construction.

  • Support the project with creative thinking and foresight. Ensure that project team has the reasonable resources to succeed. Provide early identification of staffing or peak workload problems

  • Ensure through delegation and review that final closeout and transmission of documents to files is properly completed. Ensure that the Engineer/Project Manager reviews as-built and warranty information for compliance.

   

Our ideal candidate will have the following qualifications:

  • 10 years experience in project management on commercial construction projects.

  • Bachelor’s degree in Construction Management, Engineering, or related field.

  • LEED, LEAN, AIA, EIT or PE, CHC and / or other related industry accreditations preferred.

  • Experience with and monitoring of monthly management reports (i.e. customer satisfaction, cycle time, quality inspections, and budgets).

  • Proven track record of holding subcontractors accountable to established policies and procedures, quality standards, scheduling criteria, and scopes of work.

  • Knowledge of and relationships with local trades that translate to our product types.

  • Stable leadership capabilities with a desire to grow and manage a team.

  • Accuracy; keen attention to detail.

  • Experience in evaluating, hiring and leading teams.

  • Driven to find creative business solutions to obstacles where no typical answer exists.

  • Strong interpersonal skills to shepherd project/communities with diverse groups of internal and external stakeholders.

  • Fosters a collegial environment toward a common goal of delivering a complete project to StoryBuilt customers and stakeholders.

Leadership Skills:

  • Regular interaction and coordination with internal and external stakeholders to accomplish operational goals.

  • Ability to build a team, develop talent, coach, and motivate.

  • Proven ability to manage multiple projects and priorities effectively.

  • Excellent interpersonal and communication skills are a primary function. The position requires:

    • Active negotiation skills and the ability to influence others and resolve problems in a positive manner.

    • Ability to work with all types of stakeholders: Subordinates, peers, internal ownership, various internal business units, external consultants, public and governmental agencies and adapt/adjust to changing circumstances.

Technical Skills:

  • Have a proven track record of utilizing a construction management software and learning new software systems designed for efficiency and communication.

  • Proficiency with Microsoft Office applications with advanced skills in Excel and Microsoft Project.

  • Scheduling, time management, priority setting, and follow up a must.

  • Ability to create and implement work plans, prepare and analyze financial statements/documents, compose letters and acquisition packages.

  • Ability to develop systems, implement, train, and manage.
