Cannon Hill Capital Partners is currently seeking a Senior Analyst – Investments for our New York City office, which serves as the Company’s Headquarters. The candidate will work as an integral team member across the Acquisitions and Asset Management teams and support the underwriting of new investments and the asset management of existing investments across its Northeastern and Mid-Atlantic U.S. portfolio The role will report directly to the Chief Investment Officer.

This role is not remote, and employees must report to the office. Occasional travel (10-15% of time), primarily within the Northeast and Mid-Atlantic U.S. may be required to visit existing assets, new deal opportunities, meet with partners, lenders, or consultants.

Key Responsibilities:
• Underwrite potential investment opportunities through market research and property due diligence, to build in-depth operating proforma and financial excel / argus models, with outputs for investment returns, debt and equity structures (including waterfalls) and sensitivity analyses
• Prepare comprehensive investment memos and presentations related to potential investment opportunities for presentation to internal investment committee and potential investors / partners, including analysis of value-add business plan, market outlook, operational history, risk factors, deal terms and return profiles
• Conduct market research to support investment theses and underwriting models across geographies, asset class, and risk profile; present market analyses and make recommendations to senior management for strategic decisions on the existing portfolio and new investment opportunities.
• Support the Acquisitions Team in the due diligence / closing process for potential acquisitions by communicating with internal stakeholders, reviewing/abstracting leases, analyzing historical operating statements, coordinating property tours, participating in tenant interviews, reviewing third party reports, participating in legal/purchase and sale negotiations, negotiating and structuring asset-level financings, developing the asset business plan
• Support the Asset Management team with lease underwriting, lease abstracting, capital project budgeting, asset management initiatives and debt financing analysis for the existing portfolio.
• Participate in the creation of and ongoing updates of quarterly asset management / business plan models for fair market value reporting to investors and senior management
• Assist in developing and updating investor reporting materials and presentations for our institutional investor base.
• Maintain the internal deal pipeline and portfolio database; provide qualitative information for internal asset management meetings, bi-annual investor meetings, ad hoc investment committee meetings as needed.
• Build relationships with junior stakeholders at third party service providers, investment sales professionals, leasing brokers, capital markets professionals, debt and equity capital providers and investors
• Maintain a strong working relationship across all company verticals (senior management, fund accounting, property accounting, construction & development, property management, etc.)
• Contribute to the improvement of existing processes and promote the adoption of best practices for the Firm and our portfolio.

Essential Competencies
• Strong communication skills, both written and oral
• Excellent time management capabilities
• A team player with the ability to collaborate across business units
• Proficiency in Microsoft Office, specifically Word, Excel and PowerPoint
• Must be a self-starter, self-disciplined, detailed and highly organized

Required Education/Experience
• Bachelor’s Degree in Economics, Finance, Real Estate or a business-related field
• Minimum of one to two years of relevant analysis experience in real estate investment banking, real estate private equity and/or real estate finance
• Experienced in financial analysis (NPV, IRR, lease analysis, ROI, DCF modeling, analyze financial statements, etc.)
• Advanced financial modeling skills and strong understanding of financial concepts, including those which drive investment decision making
• Applicants must be authorized to work for any employer in the U.S.

Preferred Education/Experience
• Working knowledge of Argus

Compensation:
• The approximate base salary for this position is $100,000, depending on several factors including but not limited to education and work experience
• Annual performance-based discretionary bonus opportunity
