Position Overview: PointOne Holdings seeks an Asset Manager to oversee a portfolio of multifamily communities
throughout the Southeast, Virginia, Texas and Colorado. The selected candidate will work on properties in lease-up or
fully stabilized.

The asset manager role involves collaborating closely with third-party management companies to ensure the seamless
management and optimization of our assets. In addition, the Asset Manager will be responsible for formulating and
executing short-term and long-term asset management strategies, drive strategic initiatives and property performance,
and maintain our high standards across all properties. The Asset Manager will report to one of the firm’s principals.
Qualified candidates will live in the Atlanta metro area and will work mostly remotely.

Primary Duties & Responsibilities:

  • Engage with management in creating an annual operating budget for each property and manage operations
    against the budget.
  • Review monthly financial statements and operations reports from management and address and resolve
    variances against budget.
  • Keep an updated dashboard of key operational metrics for each property.
  • Visit and conduct regular property inspections to ensure compliance with POH standards for cleanliness, safety,
    and overall aesthetics.
  • Interpret market data to identify trends and anticipate their impact on our property portfolio.
  • Attend weekly property management meetings.
  • Drive comparable properties, create comprehensive market surveys and benchmark our properties performance
    against comparable properties.
  • Optimize property rents on a weekly basis.
  • Keep property management staff incentivized and educated regarding our mission.
  • Identify and pursue technology options to improve our properties’ operations.
  • Develop and execute marketing strategies, including social media efforts, resident events and community
    outreach, to enhance property visibility and reputation.
  • Monitor resident feedback to maintain exceptional satisfaction ratings.
  • Maintain an abstract comparing key systems and technologies we are using in each property.
Requirements & Attributes:

  • Location: Atlanta, Georgia
  • Candidate must be available and ready to travel and expected to be on the road visiting assets 5 to 10 days per
    month.
  • Creative problem-solving skills with an entrepreneurial mindset.
  • Self-motivated, with a strong willingness to learn and adapt.
  • Excellent organizational skills with meticulous note-taking abilities.
  • Effective communicator with both property staff and internal team members.
  • Strong interpersonal skills, including the ability to develop and maintain strong relationships with all clients,
    including developers, community managers, the operational team and colleagues.
  • Strong intellect and strategic thinker with solid quantitative, financial, and analytical skills.
  • Proficiency with Microsoft Excel and data analysis.
  • Thorough understanding of financial statements and reporting.
  • Education and Experience:
  • Bachelor's Degree, preferably in business, finance or real estate.
  • Minimum of 3 years’ experience in multifamily property or asset management.
  • Proficient in Excel.
