Possible systems to be maintained will include the HVAC, mechanical, electrical, and plumbing as well as technology. Typically, the facilities manager will coordinate and manage a team of employees or contractors designated to maintain each operating system. Depending on the company or organization, responsibilities may include functional and operational design of the system itself and could require specific engineering training.

Looking to the future
As long as buildings are operational there will be a need for a facilities manager. Every asset will have HVAC, mechanical, and electrical systems that must be constantly managed, serviced, and updated. The future challenge will be for facilities managers to stay abreast of all technological improvements to the operating systems and sustainability standards. It will be the facility managers who can most effectively manage the maintenance staff, maximize operational efficiency, and minimize costs who will be most successful. An attractive growth area within facilities management is the development, implementation, and maintenance of energy-efficient 'green' technologies.
